Lot 204 AFC is located within the four hectare ‘Australian Fine China’ redevelopment site in Subiaco. The site is within walking distance to landscaped public open spaces, with the picnic and recreational facilities of Subiaco Common accessible via pedestrian walkways.

In keeping with the design principles successfully implemented by Hillam Architects at Lot 207 AFC, this design responds to the identity of the Australian Fine China precinct with a five storey mixed use residential complex.

The proposed built form and design aesthetic takes inspiration from the past operations of the Australian Fine China porcelain works. The façade is a vertical rigid grid which represents the process of stacking pottery into a kiln.

Hillam is especially pleased to be working with the developer Kinleaf to create another build to rent (BTR) project.

BTR requires taking a sustainable, long-term approach to all aspects of design and build.

Liveable spaces are the priority, and Lot 204 AFC provides a visionary blend of privacy, amenity and community.

A beautiful internal courtyard inspired by the curved shapes of pottery moulds provides natural light to interior shared spaces.

Similarly, a setback rooftop garden provides communal access while protecting the privacy of residents and neighbours.
